1. Scope of Representation

Aroma Real Estate acts as a professional intermediary, acquisition advisor, and construction manager. Listing a property on this platform or submitting an inquiry does not constitute a legally binding transfer of title until formal bilateral contracts and official society transfer documents are executed at the society registrar.

2. Property Accuracy and Due Diligence

While Aroma takes reasonable and diligent measures to cross-examine plot numbers, dimensions, and ownership documents provided by owners, final legal allotment status is governed by official society records. Prospective buyers are encouraged to participate in official society file verifications alongside our representatives.

3. Pricing and Availability

All property prices, availability states, and installment schedules posted on this platform are subject to owner confirmation and prior sale. Formal token agreements and bayana terms govern the binding price agreed between parties.

4. Seller Submissions

Owners submitting property details warrant that they are the genuine allottee or authorized legal representative of the property. Submitting fabricated or encumbered property files is strictly prohibited.

5. Governing Jurisdiction

These terms are governed by the laws of the Islamic Republic of Pakistan, subject to the jurisdiction of the competent courts in Islamabad.
